Buying a home in Wilkes-Barre / Scranton or the Poconos?

Whether you are buying a home in Dingmans Ferry, Scranton, Pittston or anywhere in NEPA, you know the process can be stressful.. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a professional inspection report with digital photographs, environmental reports, and what the inspector himself says during the inspection. All this combined with the seller’s disclosure and what you notice yourself makes the experience even more overwhelming. What should you do? The answer is more simple than you think.

Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into three categories:

  1. Major defects. An example of this would be a structural failure or electrical safety defects.
  2. Moderate defects that can lead to major defects. A wet crawlspace, for example.
  3. Maintenance issues that have not been addressed by the seller..

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property.

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. You must realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect, therefore keep things in perspective. Don’t kill your deal over minor items that don’t matter. It is inappropriate to demand that a seller address conditions already listed on the seller’s disclosure. In Pennsylvania, you must sign that you received a copy of the seller's disclosure before you made an offer of the home. You offer is based on your knowledge of those disclosed condition.

Selling Your Wilkes-Barre / Scranton or Pocono Home?

It can be difficult to look at your own home objectively. As a home inspector I am always amazed that clearly defective items are absent from the seller's disclosure. The sellers didn't fail to mention them intentionally. They had just lived with the defects so long, that they simply didn't see them anymore. Defects, dirt, and clutter often become permanent fixtures to some sellers. Don't allow them to go unnoticed in your home. Try to think like a buyer. Prospects naturally want the best for themselves. They arrive at your front door wanting to find the right home. If you have done your preparation work, every room in your home will lead them to end their search. Doing everything before your first showing may seem like work, because it is! But remember, you will likely have to do much of this work before closing anyway. You might as well do it now to help sell your home faster and for more money. If your home is prepared properly, it will sell itself, almost.

Play fair.

You're entitled to all you can net out of your home, and some say that there is a fine line between salesmanship and deception. I disagree. Painting a room to improve cosmetic appearance is salesmanship. Painting a room to hide leaks on the ceiling is deception. The difference is clear. That is why I recommend that home sellers do four things. First, disclose everything you can about your home, including defects you know exist and even defects you merely suspect. Next, consider having a prelisting inspection performed and give every prospect a copy of the report. Third, encourage and allow prospects to perform their own inspections. Having taken steps that alert your prospects to the negatives frees you to emphasize the positives. Lastly, I recommend using a real estate agents to keep everything straight. Many a buyer happily paid full price after a real estate agent found them the right home. Both seller and buyer are winners when salesmanship is combined with honesty.
