Services Offered
Home Inspection
A home inspection includes the non-invasive inspection of the
exterior of the home, grounds, roof, foundation, basement, crawlspace,
heating & cooling systems, electrical system, plumbing, attic, doors,
windows, interior, insulation and more. Our inspections will take from
3-5 hours or longer because we take our time to be THOROUGH for you the
client. The report is usually 20-30 pages long and will be emailed
to you by the next morning. Our report is in a PDF file
format with color photographs.
"Jeff was very good. He pointed out several issues
with the home that were negotiated and fixed by the seller prior to
closing.(Leaky tub into drywall below, septic needing pumping, and carpenter
ants.) I would recommend Jeff Remas to anyone. I wish I would have paid
him to come back for the final pre-closing walkthrough. We missed a few tricks
the sellers pulled, his eyes would probably saved us more $$. Closing day is so
overwhelming, easy to get in a fog and miss stuff." - Joe, Bushkill
Construction Consulting/New Construction Inspections
Whether remodeling or building a new home, we are available to
oversee the construction project from beginning to end. We are
certified through the International Code Council as a Residential
Building Inspector. We are familiar with the new Pennsylvania
Uniform Construction Code. Make sure you are getting what you pay for.
We can do the foundation, framing, pre-drywall and final
inspection prior to your final walk through. I never
inspected a new construction project that did not have defects. We will
require a copy of the blueprints prior to the inspections. Do not forget
that the bank only sends a verifier to determine the percentage of completion.
This has nothing to do with quality and compliance.

"Jeff Remas did a great pre drywall
inspection for us. He is thorough, detail oriented, and very
knowledgeable. He identified several issues which we were able to take
care of prior to going to contract on a newly constructed home. He even
researched a code issue that came up during the inspection, and filled
us in after the inspection was over. A great service that paid off
right away in our case. We look forward to bringing him back again for
the final inspection." - Ted, Attorney, New Jersey
HUD 203K Consulting
The 203(k) loan program offers borrowers the resources to rehabilitate a home that may be in need of repair, either the home that they currently live in, or that special fixer-upper opportunity. One single loan is used to pay for the purchase (or refinance) and the cost of renovating the home.
Radon
We will test your home for dangerous radon levels using a continuous
monitor. The continuous monitor or "CRM" records the radon level reading
each hour. With the minimum time set by the EPA being 48 hours in
your new home, you will be getting 48 separate readings to graph your
levels along with the EPA average. A computer generated report of
the results will follow.

Visual Mold Sampling
Upon request, a sampling of visual mold can be taken and identified.
A more thorough examination and airborne testing is available and
performed by certified professionals. The turnaround time can be anywhere from 3 to 10 days. Please
click on our Mold page for more information about mold.
Water Quality
Water samples can be checked for bacteria levels, both Coliform and
Ecoli. FHA and VA loan water testing is also available.
Extended and specific water testing is always available depending on
your needs. All samples are processed by a certified laboratory approved by the EPA.
Well Inspection
All above ground components are inspected and reported along with the
average flow rate of the well.
A load and dye test is the most common test requested,
however, it is a
limited and unreliable method of testing the septic system. This
is why we do not perform this type of procedure. We do
a more thorough and comprehensive inspection of the septic system.
Beware of inspectors who offer to flush dye down the toilet. The
septic tank must be accessible for the evaluation and is the
responsibility of the seller. A more comprehensive inspection is available and performed to PSMA / NOF standards. The
PSMA
inspection will require the treatment tank to be pumped AFTER the inspection is complete. Please do not have the tank pumped prior to the septic inspection. This is necessary to view portions of the septic tank that are below liquid level and not visible. Remas Inspections, Inc. is one of the few certified septic inspection companies in the area.
Termite Inspection/Wood Destroying Insect Infestation Inspection
A termite inspection if a visual inspection for evidence of active, inactive or past termite invasion, or damage of the home. This is known as a "Wood Destroying Insect Inspection" as there are other insects such as wood boring beetles, carpenter ants and carpenter bees that can also cause damage.
Unlike most home inspectors, we are licensed pest control operators with
the Pennsylvania Department of Agriculture.
